What is confirmed, and what is still open?
Lucerne Grand brings a residential-and-retail scheme to Lakeside Drive. The land tender specified residential use with commercial space on the first storey, on a 99-year lease.[1]
The latest developer disclosure is the basis for the 570-home, five-tower description here, rather than early land-yield estimates.[4]
For a buyer, the useful question is how the selected home works day to day: the route to the station, separation from retail activity, room dimensions and the eventual total purchase cost. A district growth story is not a substitute for those checks.

Smaller homes: test everyday flexibility
Compare B1 with B2S and B3S if working from home matters. A study label does not establish that the space works as a bedroom. Check usable dimensions, daylight, storage and where a desk would sit before treating the extra area as a solution.
Larger homes: decide what the extra room does
For premium, study and entertainment layouts, draw up your furniture and household routines first. Extra floor area is useful only if the circulation, room sizes and privacy work for the people living there. Compare the specific plan rather than the marketing category.

Site plan & facilities
Shared spaces for exercise, downtime and working closer to home.
The brochure places recreation, clubhouses and landscaped areas within the scheme. These are planned facilities, not a report of completed amenities. Final layout and access arrangements should be checked against approved documents. Brochure, PDF pages 10–12 and 19.

Exercise & water
Lap pool, gymnasium, steam room, spa cove, outdoor fitness and a multi-purpose court are listed in the brochure. PDF p. 19.
Family & gardens
Kids splash pool, grand lawn, wellness garden, pets garden and swing garden appear in the site-plan legend. PDF p. 19.
Work & hosting
Two clubhouses, co-working and social lounges, and gourmet pavilions offer different shared-space settings in the brochure plan. PDF pp. 12, 19.

Lucerne Galleria: planned convenience
The brochure describes Level 1 commercial space with a supermarket, F&B and retail options under the Lucerne Galleria name. Tenant mix is subject to confirmation; illustrated shop names are not confirmed tenants. PDF pp. 13, 19.
On a site visit, check how residential access, deliveries and commercial servicing are separated. The convenience of retail below should be weighed alongside possible activity near lower-floor homes.
Inside the home
The brochure describes kitchen appliance provision and smart-home controls, including a gateway, selected air-conditioning and lighting controls, a digital lock and an IP camera. Brands, models, unit applicability and vendor terms may change; confirm the contractual specification. PDF pp. 16–18.
Ask which appliances and smart functions are included for the particular unit, and what setup or subscription arrangements apply.
Location & connectivity

The everyday rail connection
CDL describes a direct link to Lakeside MRT on the East–West Line.[4] The brochure places Jurong East two stops away: Lakeside → Chinese Garden → Jurong East. PDF pp. 7–8.
Check the actual entrance-to-platform route, crossings, covered sections and access hours. No door-to-door walking or commuting time is promised here.

Gardens & recreation
NParks describes Jurong Lake Gardens as a 90-hectare national garden, including Lakeside, Chinese and Japanese Gardens and Garden Promenade.[6] Test the route to the entrance you would actually use, rather than judging proximity from a rendering.
District planning
URA identifies Jurong Lake District as a 410-hectare mixed-use business district outside the city centre.[5] Plans provide context, not a promise of resale gains or a guarantee that future amenities will match a buyer’s move-in date.
Future rail, correctly dated
LTA’s March 2026 update places Jurong Region Line Stage 1 opening around mid-2028.[7] It is future infrastructure, not an operating line today or a direct JRL service at Lakeside MRT.
Schools: use the specific block, not a sales radius
Rulang Primary and Shuqun Primary are among the schools in the surrounding area, with current school details available through MOE SchoolFinder.[9][10] Verify the applicable home–school distance for the exact block and registration year through MOE/OneMap. Proximity does not guarantee admission. No definitive “within 1 km” claim is made here.

City Developments Limited (CDL) names Lucerne Grand in its 1H 2026 results and describes its planned scheme and launch timing.[4] This establishes the project’s place in CDL’s pipeline; it does not guarantee a particular investment return or delivery outcome.
The successful tenderers
CDL Polaris Properties Pte. Ltd. and CDL Polaris Commercial Pte. Ltd. are the successful tender entities in URA’s Lakeside Drive award dated 9 June 2025.[1]
Before signing, check the licensed vendor and legal particulars in the prescribed sales documents rather than relying on a brand name alone.

Price and legal documents
Request a dated unit-specific price quotation, approved floor plan and prescribed sales documents. Confirm the licensed vendor, tenure particulars, payment schedule and contractual vacant-possession provisions.
Plan and stack
Check the selected type, stack, orientation, floor, room dimensions, balcony or private-enclosed-space treatment, service areas and any mirrored or premium variant against the contractual plan.
Daily surroundings
Walk the actual MRT route, inspect residential and commercial access, consider delivery and retail activity, and verify home–school distance for the specific block and registration year.
